Nikki Beach Antigua: A New Chapter in Luxury Living

The turquoise waters and white sands of Jolly Beach set the scene for Nikki Beach’s new chapter in Antigua. The turquoise waters and white sands of Jolly Beach set the scene for Nikki Beach’s new chapter in Antigua.

Nearly three decades after Nikki Beach transformed the idea of a day by the sea, the brand is entering a new era — one where its distinctive philosophy of barefoot luxury is no longer simply experienced for an afternoon or a holiday, but lived every day.

Before the white daybeds, long lunches, music-filled afternoons and some of the world’s most recognisable beach destinations, there was a butterfly garden in Miami.

And behind it was a deeply personal story.

Nikki Beach was founded by Jack and Lucia Penrod following the death of Jack’s 18-year-old daughter, Nicole. What began as Café Nikki — a butterfly garden created in her memory within Penrod’s Beach Club — would eventually become the foundation for an entirely new approach to beach hospitality.

At its heart was a simple philosophy: Celebrate Life.

Nearly three decades later, that idea remains central to Nikki Beach. But under the leadership of Lucia Penrod, CEO, Cofounder & Owner of Nikki Beach Hospitality Group, the world surrounding it has become considerably larger.

The latest expression of that evolution is taking shape on the Caribbean island of Antigua.

The Residences at Nikki Beach Resort & Spa Antigua represent a new chapter for the global lifestyle brand — transforming an experience once defined by a day at the beach into somewhere guests can call home.

A Butterfly Garden That Became a Global Idea

The Nikki Beach story began long before the brand appeared in Saint-Tropez, Dubai or Ibiza.

Jack Penrod had already established himself within South Florida’s hospitality scene when Lucia, who moved from Nicaragua to Miami in 1979, joined his business in the mid-1980s.

Following Nicole’s death, the couple created Café Nikki.

The butterfly garden incorporated six elements that would eventually become the DNA of Nikki Beach:

music, dining, entertainment, fashion, film and art.

Guests responded to the concept and soon began asking for the experience to extend beyond the pool and onto the sand.

In 1998, Nikki Beach Miami Beach officially opened.

What followed helped redefine the modern beach club.

Lunch was no longer necessarily the conclusion of an afternoon. It could evolve into music, dancing and hours spent beside the sea. Fashion became part of the environment. Rosé became synonymous with daytime celebration. And the beach club emerged as a social destination in its own right.

From Miami to the World

Nikki Beach subsequently travelled wherever its guests travelled.

Saint-Tropez. Saint Barth. Marbella. Ibiza. Dubai. Koh Samui.

Each destination translated the concept into a different landscape while retaining the philosophy that had defined the original.

Along the way, Nikki Beach became part of popular culture.

Naomi Campbell celebrated her 33rd birthday at Nikki Beach Saint-Tropez in 2002, helping establish the legendary White Party as one of the brand’s defining annual traditions. Leonardo DiCaprio, Cameron Diaz, Orlando Bloom, Zac Efron and Jeff Bezos are among the other notable guests who have passed through Nikki Beach destinations over the years.

From Visiting to Belonging

Today, Nikki Beach Hospitality Group extends far beyond the beach clubs that made its name.

Its universe now encompasses resorts, restaurants, lifestyle concepts and branded residences — allowing the experience to move gradually from something temporary towards something more permanent.

Branded residences are a natural extension of that idea.

Rather than recreating a conventional luxury home and attaching a hospitality name to it, Nikki Beach is attempting to translate the lifestyle surrounding the brand into everyday living.

Residences are already established in Dubai, with developments planned for Ras Al Khaimah, Baku, Marrakech and Muscat.

But Antigua represents one of its most significant residential projects yet.

A Garden by the Sea

Set along Jolly Beach, The Residences at Nikki Beach Resort & Spa Antigua are being developed in partnership with Ayre Group and will form the flagship of Nikki Beach’s expanding residential portfolio.

The destination is planned to include 82 hotel rooms and 134 turnkey branded residences, among them seven four-bedroom beachfront villas.

Its Caribbean setting is significant.

Nikki Beach already has a long relationship with the region, with its Saint Barth beach club approaching its 25th anniversary.

For Lucia Penrod, Antigua therefore feels less like an entirely new territory and more like an extension of a relationship that has developed over decades.

Architecture Rooted in Antigua

International architecture practice HKS Architects has conceived the development as a “Garden by the Sea.”

Rather than separating the architecture from its surroundings, the design draws directly from them.

Weathered wood, hand-smoothed plaster and locally inspired stone establish the architectural palette, while interiors by ROAM Interior Design Studio introduce soft coral tones, ocean blues, woven materials and handcrafted finishes.

The ambition is not simply to create a polished Caribbean resort.

It is to create homes that feel connected to Antigua.

That distinction matters increasingly within luxury hospitality.

As travellers become more conscious of place, the most compelling properties are often those that resist becoming interchangeable — environments that could exist only where they have been built.

Beyond the Residence

The residential experience extends into the wider Nikki Beach resort.

Owners are expected to have access to a private residents’ lounge, concierge services, gym and meeting spaces, while the wider resort will include five food and beverage venues, two heated pools, an Aquatic Centre and The Reef Kids & Teen Club.

Wellness will form another significant part of the development.

An 11,000-square-foot spa, described in the project material as the largest in the Caribbean, is planned with experiences including cryotherapy, hydrothermal facilities and snow rooms.

The residences are currently scheduled for completion in 2029, followed by the anticipated resort opening in 2030.

The Evolution of Barefoot Luxury

The rise of branded residences is reshaping the relationship between hospitality and home.

For established lifestyle brands, the opportunity extends beyond real estate.

It is about translating a recognisable universe — its service, design, food, wellness and social culture — into a place where people live rather than simply stay.

For Nikki Beach, that transition feels particularly natural.

The brand has always followed its guests: where they travel, where they spend summers and where they want the experience to appear next.

Antigua takes that relationship one step further.

Guests no longer simply arrive.

They become residents.

Celebrate Life, Reimagined

Much has changed since a butterfly garden appeared beside a Miami pool almost three decades ago.

A deeply personal tribute became a beach club.

The beach club became an international hospitality brand.

And the hospitality brand is now becoming an ecosystem encompassing restaurants, resorts and homes around the world.

Yet the idea connecting each chapter remains remarkably consistent.

Music. Dining. Entertainment. Fashion. Film. Art.

And above all, connection.

The Residences at Nikki Beach Resort & Spa Antigua may represent a new direction for the company, but they are ultimately another interpretation of the philosophy with which Jack and Lucia Penrod began:

Celebrate Life.

Only now, the invitation is not simply to visit.

It is to belong.
